Year-end T776 pack

Enter each property's yearly income and expenses by CRA Form T776 line. Get totals, net income and your ownership share, then export a CSV for your accountant.

General information, not legal advice. Use the official Landlord and Tenant Board (LTB) forms and the Residential Tenancies Act as the authority. Results are estimates; check the official sources below.

Good to know

  • Condo fees for your share of the common property are deductible and are reported with Other expenses (line 9270).
  • If you co-own the property, your share of the rental income or loss depends on your share of ownership.
  • Capital cost allowance (depreciation) is not calculated here: it needs the property's history, and it cannot create or increase a rental loss. Ask your accountant.
  • Your figures stay in this browser. Export a CSV to keep a copy.
  • Updated 2026-11-01: the 2025 form (T776 E (25)) has a column for the personal portion of expenses (line 9949) and separate lines for short-term rentals (8140 and 9365 to 9367). This pack is for long-term rentals: enter only the rental portion of each expense, and follow the form and Guide T4036 if you had a short-term rental.
  • Which expenses are deductible and how CCA works: see our rental expenses and CCA guide.
