Common questions
Moving from the 58.ca landlord app
In the old 58.ca/landlord workspace or Android app, export a JSON backup from Data management. Then sign in here and open Workspace → Backup & import. Properties, leases, rent, expenses, repairs and receipt files are all imported. Backup & import
Creating this month's rent from leases
In the rent ledger, choose Create rent due. Each lease active that month gets one entry at the lease rent. If the unit already has an entry for that month, nothing is duplicated.
Rent receipts
Paid rent rows have a Receipt button that opens a printable receipt with the property, unit, month, amount and date received. The rent summary also offers a yearly receipt per unit. Sign it after printing.
Renewing a lease
An active lease with an end date can be renewed for one year at the same rent: the new term starts the day after the old one ends and the old lease is marked ended. Notice periods and increase limits depend on your province.
Monthly recurring expenses
Tick Repeats monthly for condo fees, insurance instalments and the like. The expenses page then offers to fill in the missing months with the same amount, category and note.
T776 tax records
Tax records total rent received and expenses by property and year, apply your rental-use and ownership shares, and export a T776 worksheet and transaction list for your accountant. CCA is not calculated and nothing is filed with the CRA.
Email reminders
After you confirm your email, we send one email on days when rent, a lease or a repair needs attention. You can turn this off in account settings. Account settings
Deleting your data
Clear all landlord records under Backup & import, or delete your account (and all records) in account settings. Export a backup first.
