N1 rent increase checklist

Work through these steps before you serve an N1. Each step links to the calculator, the deadline calendar or the form guide, and tells you what to keep.

This is not legal advice. This is general information only. Landlord Pilot is not a law firm, and its operator is not a lawyer or paralegal. Use the official Landlord and Tenant Board (LTB) forms and the Residential Tenancies Act (Ontario) as the authority, and check every figure with the calculator and the official sources.

Steps before you serve

1. Check the 12-month rule

An increase cannot take effect less than 12 months after the last increase. If there has been none, count from the start of the tenancy. Check the dates before you go further.

2. Work out the maximum increase

Use the guideline for the year the increase takes effect. Check the exemptions on the guideline page, because some units are not covered by the guideline. Open the rent increase calculator · 2026 and 2027 guideline

3. Choose the right form

An N1 is for a guideline increase. An N2 is for an increase above the guideline. An N10 is an agreement signed by the tenant. Check the form guide before you pick one. N1, N2 or N10?

4. Set the effective date and the serve-by date

The notice must be served at least 90 days before the increase takes effect. Mail counts as served on the fifth day after mailing, so mail it at least 95 days ahead. A courier counts as served the day after it is given to the courier, so give it to the courier at least 91 days ahead. N1 deadline calendar

5. Serve it properly

Hand it to the tenant or an adult in the unit, leave it in the mailbox or where mail is normally delivered, slide it under the door or through a mail slot, or send it by courier or mail. Email only if the tenant has agreed in writing to receive documents by email. Do not just post it on the door.

6. Keep proof of service

Keep a copy of the signed notice, the date and method of service, and the courier or mailing receipt. Then record the new rent in your rent ledger. Open the rent ledger

Before you serve, confirm

Tick what you have already confirmed. The ticks are for your own reference only and are not saved or sent.

Unticked items mean there is something to check before you serve.
