Forum rules
This forum is for sharing situations and solutions between landlords. It is not a place to name, rate or warn about any person.
1. Stay anonymous — always
Do not post anything that could identify a tenant, applicant, landlord, contractor or property: names or initials with other details, street addresses, building names, unit numbers, postal codes, phone numbers, emails, social media handles, employers, licence plates, LTB or court file numbers, photos, screenshots, or links to listings. City or region is fine.
2. No blacklists or warnings about people
Posts that rate, accuse or warn others about a specific person ("don't rent to …") are removed, even without a name. Describe the situation and what you did instead.
3. Facts and experience, not legal advice
Say what happened, which forms or steps you used, how long it took and what you would do differently. Members are not lawyers; link to official sources when you cite a rule.
4. Respect and the law
No harassment, hate or discrimination on any ground protected by human rights law. No advice on getting around the law (illegal lockouts, cutting utilities, keeping deposits you may not hold). No advertising or spam.
5. How moderation works
- Posts are checked automatically for phone numbers, emails, addresses, unit numbers, file numbers and links before they are saved.
- A new member's first two posts are reviewed by a moderator before they appear.
- Anyone signed in can report a post or reply. Content reported as identifying someone is hidden at once; other content is hidden after three reports, until a moderator decides.
- Moderators may edit out details, hide or delete content, and suspend accounts that break these rules.
- You can delete your own posts and replies at any time.
6. Your privacy
Other members see only an anonymous name, which is different in every thread. We store your account with each post so moderators can act on reports, and we remove it if you delete your account. See the privacy notice. Privacy
7. If something about you was posted
Use Report on the post, or contact us through the support form. We hide reported identifying content right away and review it. Contact us
